The basics
What Is a Commercial Mortgage?
A commercial mortgage is a loan secured against property used for business purposes. This could include offices, shops, factories, warehouses or industrial units.
Finance may also be available for mixed-use properties, often described as semi-commercial properties. A typical example is a shop with residential accommodation above it. The balance between commercial and residential use, together with the occupancy arrangements, can affect the type of finance required and the lenders available.
Commercial mortgages can support both owner-occupied premises, where your business operates from the property, and investment properties rented to other businesses.
Fully commercial
Offices, shops, factories, warehouses and industrial units used for business purposes.
Semi-commercial
Mixed-use assets such as a shop with residential accommodation above it.
Owner-occupied or investment
Finance for premises you trade from, or properties let to business tenants.
Not sure whether your property is commercial, semi-commercial or better suited to another form of finance? We can help you understand the differences before you apply.
Ways we can help
Commercial finance options
From buying premises to development and equipment funding, explore the routes most commonly used by business owners and investors.
Buying Premises for Your Business
Purchasing your own premises can provide greater control over your business location and the opportunity to adapt the space to your requirements. However, it also involves a long-term financial commitment. We help you explore borrowing options based on your business performance, available deposit and ability to meet repayments. Alongside the mortgage, you should consider the costs of ownership, including maintenance, insurance and any planned improvements.
Commercial Property Investment
If you are purchasing a property to let to a business tenant, lenders will usually consider the rental income, lease terms, tenant profile and property valuation. Your experience and wider financial position may also influence their assessment. We can help you explore finance for a commercial investment purchase or review borrowing on an existing property.
Refinancing and Raising Additional Funds
Refinancing may be worth exploring when an existing mortgage deal is ending, your circumstances have changed or you wish to raise funds for an eligible purpose. Depending on lender criteria, available equity and affordability, additional borrowing may support improvements to your premises or other business requirements.
Development and Refurbishment Finance
Property development and substantial refurbishment projects may require specialist finance rather than a standard commercial mortgage. The appropriate funding will depend on the scope of the work, planning permissions, project costs and the intended repayment route. Some arrangements release funds in stages as work progresses.
Funding Machinery, Vehicles and Equipment
Purchasing vehicles, machinery or equipment may require a different funding arrangement, such as asset finance, rather than a commercial mortgage. If these purchases form part of your wider business plans, we can discuss your requirements and whether an alternative finance route should be considered.
